Title Rep for Aliso Viejo Listing Agents
Josh "Professor" Meador is a title insurance account executive at Title Right, powered by California Best Title, who covers Aliso Viejo and the rest of the South Orange County coast. 364 Aliso Viejo homes closed in the twelve months ending September 30, 2026, at a median of 28.5 days from acceptance to recording, and only 5.5% ran past 45 days, the shortest tail of the five cities he covers. 99.2% of those sales carry an HOA, so the association documents and certification are the part to order early. He works with listing agents directly on preliminary reports, net sheets, vesting and trust questions, and a complimentary Farming Forensics buyer analysis on the listings he supports.
364 homes closed in Aliso Viejo in the twelve months ending September 30, 2026, at a median of 28.5 days from accepted offer to recording. Only 5.5% ran past 45 days against 12.9% county-wide, the shortest tail of the five cities I cover.
So Aliso Viejo is, on the whole, the smoothest market on this coast. The part that does set the pace is not the title search.
| Twelve months ending Sep 30, 2026 | Aliso Viejo | Orange County |
|---|---|---|
| Closings | 364 | 20,612 |
| Median escrow | 28.5 days | 29 days |
| Closed in 14 days or fewer | 5.2% | 9.7% |
| Took more than 45 days | 5.5% | 12.9% |
| All cash | 21.2% | 30.2% |
| Trust or probate | 8.8% | 15.2% |
| Median price | $900,000 | $1,210,000 |
An HOA on almost every sale
99.2% of Aliso Viejo sales carry an HOA, and about 69% were condominiums or townhomes (216 condos and 34 townhomes out of 364, with 111 single-family homes). That is the opposite of Laguna Beach, where only 24.1% carry an association.
When nearly every sale has an association, the HOA demand, the governing documents and the condo certification are on the critical path far more often than the title search is. The buyer's lender needs them, the association has its own turnaround, and an agent who requests them on day 10 instead of day 1 is the one who ends up explaining a delay.
In Aliso Viejo, order the association documents the day you take the listing.
A fifth of the market is cash
77 of the 364 sales were all cash, or 21.2%, below the county's 30.2%. Cash closed at a median of 21 days against 29 for a conventional loan, which is a real difference for a rent-back or a seller's purchase.
The lower cash share also means most Aliso Viejo buyers are financing, so the lender's condo review sits inside that 28.5-day median. It is worth knowing which projects your buyer's lender will and will not approve before you accept an offer.
Trust and probate sales were not the slow ones
32 of the 364 closings were trust or probate sales, and none of them went past 45 days. They ran a median of 28.5 days, the same as the 332 standard sales, of which 6.0% ran long.
That is a small group, so I would not build a rule on it. But it is a useful counterweight to the idea that every trust sale means a long escrow.
The tail is short at every price
| Sale price | Sales | Median escrow | Took more than 45 days |
|---|---|---|---|
| Under $1M | 214 | 28 days | 4.7% |
| $1M – $2M | 130 | 28 days | 6.2% |
| $2M – $3M | 19 | 29 days | 5.3% |
Unlike San Clemente or Laguna Beach, there is no price band here where the tail doubles. 94.5% of Aliso Viejo sales were under $2 million, and the long-running share stayed between about 5% and 6% across them.
What the pockets look like
| Neighborhood | Sales | Median escrow | Median price |
|---|---|---|---|
| Seagate Colony - Audubon | 16 | 30 days | $642,000 |
| Canyon Villas | 16 | 30 days | $654,000 |
| New World Condos | 14 | 28.5 days | $720,000 |
| Heather Ridge | 13 | 33 days | $639,000 |
These are small samples, and they all sit within a few days of the city median. Use them to see what a typical condo project turned in this year, not to predict a specific closing.
What to do on your next Aliso Viejo listing
- Request the HOA documents and the condo certification the day you take the listing. With an association on 99.2% of sales, this is the item most likely to set your timeline.
- Check the buyer's lender against the project. Most buyers here are financing. A project the lender will not approve costs more time than any title issue.
- Order the preliminary report anyway, in week one. The tail is short, but a short tail is not no tail. A reconveyance that was never recorded is cheaper to find on day 3 than on day 25.
If you want the buyer picture for the specific project or pocket you are farming (where the buyers came from, what share paid cash, how long owners held before selling, and who is statistically closest to selling next), that is what a Farming Forensics analysis is, and it is complimentary on the listings I support. Send me an address.
Who is a good title rep for Aliso Viejo listings?
I cover Aliso Viejo as a title insurance account executive with Title Right, powered by California Best Title, alongside San Clemente, Dana Point, Laguna Niguel and Laguna Beach. Direct line is 714.293.0798. What an agent gets from me is a preliminary report read the week the listing goes up rather than the week escrow closes, access to five underwriters for pricing, and a Farming Forensics analysis of who is actually buying in that pocket.
How long does escrow take in Aliso Viejo?
Across the 364 Aliso Viejo residential sales that closed in the twelve months ending September 30, 2026, the median was 28.5 days from accepted offer to recording, against 29 for Orange County. Only 5.5% ran past 45 days, against 12.9% county-wide, and 5.2% closed within 14 days.
What share of Aliso Viejo sales have an HOA?
99.2% of the 364 closings. 216 were condominiums and 34 were townhouses, so about 69% of sales were condos or townhomes. That makes the HOA demand and the condo certification the first thing to order on an Aliso Viejo listing, because it is the document most likely to set the pace.
What share of Aliso Viejo sales are all cash?
21.2%, or 77 of 364 closings, against 30.2% for Orange County as a whole. Cash ran a median of 21 days versus 29 days for a conventional loan.
Do trust and probate sales slow an Aliso Viejo escrow down?
Not in the last twelve months. None of the 32 trust and probate closings went past 45 days, and they ran a median of 28.5 days, the same as standard sales. It is a small group, but it is a clean one.
Which Aliso Viejo price range is most likely to run long?
None of the bands with a meaningful number of sales. 4.7% of the 214 sales under $1 million, 6.2% of the 130 between $1 million and $2 million, and 5.3% of the 19 between $2 million and $3 million went past 45 days. The median price was $900,000.
Send me the address and I will pull the vesting, the last recorded deed and the buyer picture for that pocket before your listing appointment. No cost.
