Across the 20,630 Orange County residential sales that closed in the twelve months ending August 31, 2026, the median escrow ran 29 days from accepted offer to close. Half of all sales landed between 21 and 36 days. Only 12.9% took longer than 45.
That is a number worth carrying into a listing appointment, because most sellers are still working from a 45-day mental model and most contracts still print 30. Here is the rest of what the year actually looked like.
Cash closes fastest — and also runs long more often
Everyone knows cash is quicker. The interesting part is the tail.

A cash buyer is three points more likely to run past 45 days than a financed one. That is not a contradiction, it's a clue about where delay actually comes from. Removing the lender removes the appraisal and the underwriter. It does not remove a clouded vesting, a missing reconveyance, an unreleased mechanic's lien, an heir who has to be located, or a trustee who has to produce a certification.
When a cash deal goes long, it is almost never the money. It is the title.
FHA ran a median of 32 days and VA 30 — both closer to conventional than the reputation suggests.
One in seven Orange County closings is now a trust or probate sale
This is the number that has changed most in my career. Of those 20,630 sales, 3,109 — 15.1% — were recorded as trust or probate transactions. By calendar year, the share of Orange County closings recorded that way:
- 2019: 3.9%
- 2021: 7.9%
- 2023: 14.5%
- 2026 through August: 14.9%
Some of that is better reporting, but most of it is demographics: Orange County's long-tenured owners are transferring property, and they are doing it through estate plans. It is not evenly spread, either:

If you farm Seal Beach or Laguna Woods, better than one in three of your closings starts with a trust document, and the trust review is the long pole in the tent. Probate sales in the county ran a median of 31 days, but the slow quarter stretched past 45 — 23.5% of probate closings took longer than 45 days, roughly double the standard-sale rate. Distressed files were worse still: 34.6% ran past 45 days.
The price bands that take the longest are the cheapest and the priciest

The middle of the market is the smooth part. The entry level slows down on HOA documents, condo certifications and government-loan conditions; the top slows down on entity vesting, trust structures and 1031 timing. Both ends are where a title rep who actually answers the phone earns their keep.
What to do with this on Thursday
Three practical moves:
- Set the expectation at 30 days, not 45. Half of Orange County closings are done in 29. If your seller has a rent-back or a purchase to coordinate, that difference is the whole plan.
- Order title the day you take the listing, not the day you open escrow. If the property is in a trust, the vesting is odd, or there's an old loan that was paid off but never reconveyed, you want to know in week one — not on day 22 when the buyer's lender is docs-out.
- Do not assume a cash offer is the safe one. Ask what the buyer's proof of funds actually shows, and get the preliminary report reviewed the same week. One in seven cash deals in this county took more than 45 days.
