Laguna Niguel closed 683 homes in the twelve months ending August 31, 2026, more than any other city on this stretch of coast, at a median of 27 days from accepted offer to recording. Only 6.7% ran past 45 days, against 12.9% across Orange County.
It is the most predictable market I work in. Which means the job here is different: in San Clemente or Dana Point I am often untangling something. In Laguna Niguel I am mostly protecting a 27-day clock that everyone has already priced into their plans.

That is a flat line and then a cliff. Across 643 sales up to $3 million the over-45 rate barely moves off 6%. On the 40 sales above $3 million it nearly triples.
This is the most useful thing on this page if you list at the top of Laguna Niguel. The city's reputation for smooth 27-day closings is earned, and it does not extend to the $3 million-plus tier, where you get LLC and trust title holding, 1031 exchanges with their own deadlines, and legal descriptions covering more than one parcel.

100 trust sales: the most on the coast, and not the problem
14.6% of Laguna Niguel closings were trust or probate: 100 sales, the largest count of any city I cover. That is a volume story, not a concentration story; Dana Point's share was actually higher at 15.2% on far fewer closings.
They ran a 28.5-day median against 27 days for standard sales, and 6.0% past 45 days against 6.9% of standard ones. In other words: statistically indistinguishable. A trust sale in Laguna Niguel is a normal sale with an extra document.
That is only true because the extra document gets produced on time. The trustee's certification, the successor-trustee chain, and the recorded instrument that actually moved the property into the trust are all knowable in week one. They become a problem only when the first time anyone looks is the week the buyer's lender is docs-out.
92.5% of sales carry an HOA
This is the number that shapes a Laguna Niguel escrow more than anything in the title search. 92.5% of closings are in an association: master-planned tracts, condominium projects, and the planned developments that make up most of the city.
In a 27-day market, the association's document package and certification is frequently the longest single item on the calendar. When a Laguna Niguel deal slips, the honest answer is usually the HOA, not the title. Ordering the association documents the same day you order title is the cheapest week you will ever buy back.

Niguel Hills is the oldest tract in the city, with a 1969 median year built and homes from 1964 to 1974, and it is the fastest pocket in Laguna Niguel at a 22-day median, on the lowest cash share in the table at 17%. Financed buyers, sixty-year-old homes, three weeks to close.
That is worth stating plainly because the assumption runs the other way. City-wide, the pre-1980 stock closed at a 25-day median against 27 days for everything newer. Old improvements do not produce slow escrows. Complicated ownership does, and in Laguna Niguel complicated ownership lives at the top of the price range, not in the oldest tracts.
What to do on your next Laguna Niguel listing
- Order the HOA documents the day you order title. In 92.5% of your listings the association is on the critical path, and it is the one item on it you cannot accelerate later.
- If it is a trust sale, ask for the certification in week one. 100 of these closed last year at essentially the same speed as everything else, and that is entirely because the paperwork showed up early.
- Above $3 million, stop quoting 27 days. 17.5% of that tier ran past 45. The city median does not apply to the property you are listing if it is in the top 6% of it.

Why does the HOA matter so much in Laguna Niguel?
92.5% of Laguna Niguel closings carry an HOA, the highest share of any city I cover apart from Aliso Viejo. In a market with a 27-day median escrow, the association's certification and document delivery is on the critical path more often than the title search is. If the HOA is slow, the deal is slow, and that has nothing to do with title.
Which Laguna Niguel price range is most likely to run long?
Only the top. The city is remarkably even up to $3 million: 5.5% of sales under $1 million ran past 45 days, 6.2% between $1 and $2 million, 6.6% between $2 and $3 million. Above $3 million it jumps to 17.5%, nearly three times the city's own rate, on just 40 sales. Entity vesting, trust structures and 1031 timing all concentrate there.
Does Laguna Niguel's older housing stock cause title problems?
Not measurably. 22.1% of sales were homes built before 1980, and those closed at a 25-day median, faster than the 1980-and-newer stock at 27 days. Niguel Hills, the oldest tract in the city at a 1969 median year built, was the fastest pocket in the city at 22 days. Age of the improvements is not what predicts title work; complexity of the ownership is.
