640 homes closed in San Clemente in the twelve months ending August 31, 2026, at a median of 28 days from accepted offer to recording. That is a day quicker than Orange County as a whole, and the long tail is meaningfully thinner: 10.5% of San Clemente sales ran past 45 days against 12.9% county-wide.
So the city is, on the whole, a smooth place to close. The interesting part is where it stops being smooth, because it is not where most people expect.

A third of the market is cash, and it does not buy you certainty
228 of those 640 sales were all cash, or 35.6%, well above the county's 30.0%. Cash closed at a median of 21.5 days against 30 for a conventional loan, which is the difference between a two-week rent-back working and not working.
But 8.3% of cash deals still ran past 45 days. Taking the lender out removes the appraisal and the underwriter. It does not remove a trust that needs a certification, an old loan that was paid off and never reconveyed, a boundary that does not match the legal description, or an heir nobody has located yet.
When a San Clemente deal goes long, it is almost never the money.
Trust sales here close faster than standard ones
This is the number that surprised me most when I ran the city on its own.
County-wide, the trust and probate story is a story about delay. In San Clemente it inverts. The 80 trust and probate closings ran a median of 26 days against 29 days for standard sales, and only 5.0% went past 45 days against 11.2% of standard ones.
The explanation is in the financing column: 46.3% of San Clemente trust sales were cash, against 34.0% of standard sales. Trustees selling a long-held family property are usually selling to a cash buyer, and that combination is fast. The trustee's certification and the successor-trustee chain are real work, but they are predictable work on a known clock. What is not predictable is the thing nobody ordered title early enough to find.
The manufactured homes are the part no one outside title gets right
20 of the 640 closings were manufactured homes on owned land. It would be easy to read that as the bottom of the market. It is not:

The top two Capistrano Shores sales closed at $5,900,000 and $5,372,223, and two of the five were seller-financed. Escrows in that project ran 18, 28, 45, 58 and 73 days, the widest spread of any pocket in the city.
A manufactured home conveys as real property only if the affixture to the land was recorded. When it was not, the home is still titled as personal property with the Department of Housing and Community Development, and the whole structure of the sale has to change. On a $5.9 million beachfront sale that is not a detail you want to discover in week three. If you are listing in Capistrano Shores, Shorecliff Terrace or San Clemente Terrace, the first call is about the affixture, not the price.
Where the delay actually lives: the top of the market

One in five sales above $3 million took more than 45 days, more than double the rate in the $1–3 million band that makes up three quarters of the city. Above $3 million you start seeing LLC and trust title holding, 1031 exchanges with their own deadlines, private and seller financing, and multi-parcel legal descriptions. The median barely moves; the tail doubles.
Age, for what it is worth, is not the predictor. San Clemente's pre-1980 stock is 38.6% of sales and ran 9.3% past 45 days, better than the 1980-and-newer stock at 11.2%. Old title is not slow title. Complicated ownership is slow title.

President Heights is the fastest pocket in the city at a 22-day median. Shorecliffs, built out around 1965, still turns in 27 days. 75.9% of all San Clemente sales carry an HOA, so the association document and the certification are on the critical path far more often than the title search is.
What to do on your next San Clemente listing
- Order title the day you take the listing. Not the day you open escrow. If the property sits in a trust, the vesting reads oddly, or there is an old deed of trust that was paid but never reconveyed, you want that in week one; 28 days does not leave room to find it late.
- If it is a manufactured home, ask about the affixture first. Before you price it. 20 sales a year in this city turn on that question and two of them were over $5 million.
- Above $3 million, assume the tail. One in five of those went past 45 days. Set the seller's expectation at the listing appointment and get the preliminary report reviewed the same week, rather than explaining it on day 47.

A manufactured home only conveys as real property if the affixture was recorded; if it was never perfected the home is still titled as personal property with the HCD and the sale has to be restructured. That is a title question to settle at listing, not in week three.
Which San Clemente price range is most likely to run long?
The top. 20.0% of the 75 sales above $3 million took more than 45 days, against 8.4% between $2 and $3 million and 8.9% between $1 and $2 million. Entity and trust vesting, 1031 timing and private financing all concentrate at the top of this market.
